What the Buyer’s Inspector Is Actually Looking At ⧫ and why understanding it puts you ahead as a seller

Once your home is under contract, the buyer’s inspection is one of the first major milestones, and for a lot of sellers, it’s one of the most anxiety-inducing. That’s usually because it feels like they’re about to dive into the unknown. What are they going to find? What happens if they flag something? Will it unravel the deal?

While a thorough inspection isn’t a threat to your sale, rather, here’s what I want you to understand before that day arrives. It’s a tool that gives the buyer confidence in what they’re purchasing. And when buyers feel confident, deals close.

Your inspector will walk through the home from top to bottom — roof to foundation — evaluating every major system and visible component. A thorough inspection covers far more than most people realize, and that thoroughness is actually in your favor. Here’s what falls under their scope, and what it means for you.

 five areas every inspector evaluates 

The Roof

The inspector will evaluate the age, condition, and remaining life of the roofing material, as well as gutters, flashing, drainage, and any visible signs of wear or water intrusion. In the desert climate, sun exposure and thermal cycling are common factors that come up in roofing assessments. If your roof has age on it, documentation from a recent inspection or repair can go a long way toward setting the buyer’s mind at ease before they schedule their own.

The Foundation

Structure, grading, visible settling, and any signs of movement or moisture. Desert soils can shift with temperature and moisture changes, which means foundation observations are common in Coachella Valley homes — and they’re rarely cause for alarm when properly contextualized. Most of what gets noted here is informational, not critical. I help my sellers understand what’s typical for their area versus what actually warrants a response.

Systems

Electrical panels, wiring, plumbing supply and drainage, and HVAC performance. These are the systems buyers care about most because they’re the most expensive to repair or replace. A well-maintained HVAC system in the desert is a significant selling point — buyers know how hard those systems work here, and a clean service record signals that the home has been cared for. If you haven’t had a recent tune-up, this is one of the best pre-listing investments you can make.

Interior

Windows, doors, insulation, ceilings, walls, and finishes. The inspector is looking for signs of water damage, deferred maintenance, or functional issues — not cosmetic preferences. This is an important distinction. They are not flagging your paint colors, tile choices, or dated fixtures. If you’ve been putting off a minor repair, now is the time to address it so it doesn’t show up as a line item in the report.

Appliances

All appliances included in the sale will be tested for basic function. Before the inspection date, make sure everything included is accessible, plugged in, and operational. This sounds simple, but it’s one of the most common oversights — a dishwasher that wasn’t plugged back in after cleaning, or a refrigerator water line disconnected during staging. A quick walkthrough the day before saves you from unnecessary line items in the report.

The goal isn’t a perfect report. The goal is a report that reflects a home that has been maintained, is safe, and is accurately represented. When you go into the inspection with that perspective, the findings become a conversation — not a crisis.
