5 Things I Never Skip When Touring Homes as a Coachella Valley & High Desert Realtor

Let’s face it. Whether you’re touring homes in the Coachella Valley for the first time or your fifteenth, when you’re walking through a home, it’s easy to get distracted by the fresh paint, the staged furniture, or the dreamy mountain views. But as a native Coachella Valley and High Desert Realtor who is out here serving the areas that shaped her into the person she has become today, there are five things I’m always paying attention to on every single showing.

Now, these aren’t just checkboxes. They’re the details that can save you from expensive surprises, help you negotiate smarter, and make sure the home you fall in love with is actually the right one for you.

Signs of Water or Foundation Issues

This is the first thing I look for, and for good reason. While not always obvious to the untrained eye, water damage and foundation problems are among the most costly issues a homeowner can face. So when I first walk through the home, I’m scanning the ceilings for staining or bubbling paint, checking the baseboards for warping or soft spots, looking for cracks in the walls and around door frames, and paying attention to musty or damp smells the moment we walk in.

In the desert, we have our own unique set of challenges. Extreme heat cycles can cause concrete slabs to shift, and flash flooding (yes, even in Palm Springs) can leave behind damage that sellers don’t always fully disclose. I always note anything that warrants a closer look during inspection.

Bottom line: What looks cosmetic might not be. I’d rather flag it early than have you deal with expensive surprises after closing.

The Age of the Roof + Major Systems

I always ask about the age of the roof, HVAC system, water heater, and major appliances. Not to scare you off a property, but because this information is powerful. Knowing that the HVAC is 18 years old and the roof is original to a 1978 home tells us something important… there are future costs on the horizon, and that gives us leverage.

In the Coachella Valley specifically, HVAC systems work harder than almost anywhere else in the country. A unit running through 115°F summers has a different lifespan than one in a mild climate. Understanding the condition and age of these systems helps us build a realistic picture of what homeownership will actually cost.

Bottom line: Knowing this information isn’t about fear — it’s about being informed and strategic when it’s time to negotiate.

Why the Homeowners Are Moving

This one surprises people. But understanding why the sellers are moving, and how quickly they need to do it, can be just as valuable as any property detail. When it comes to negotiations, best believe, motivation and timeline matter enormously.

A seller who has already purchased another home and needs to close quickly is in a very different position than someone who is in no hurry and is testing the market. Sellers who are relocating for work, going through a life change, or carrying two mortgages may be more willing to negotiate on price, credits, or terms. When we know what we’re working with, we can step more in our power.

Bottom line: Context creates opportunity. The more I understand about the seller’s situation, the better I can advocate for you.



What Doesn’t Match the Listing

Online listings are carefully curated. Wide-angle lenses make rooms look larger. Staging makes spaces feel more functional than they may be. When I walk through a home with a buyer, I’m paying attention to what didn’t translate from the photos.

This includes things like: square footage that feels different than what’s listed, layout flow that doesn’t work for your lifestyle, rooms that photograph well but feel awkward in person, or outdoor spaces that look serene online but back up to a busy road.

Bottom line: I’m your second set of eyes — trained to spot the difference between good marketing and a great home.

How This Home Compares to Real Alternatives

My job isn’t just to help you decide if you like a home. It’s to help you determine if it’s actually the best option available at this price, right now, in this market.

I come to every showing as the advisor with market context. I know what else has sold recently, what’s currently active, and what’s sitting. That knowledge shapes how we evaluate every property. If a home is priced at $575K but a comparable property two streets over sold for $540K last month, that matters. If inventory is limited in a specific neighborhood, that matters too.

Bottom line: You deserve an advisor, not just a tour guide. I want you to walk away from every showing with clarity — not just feelings.

All in all, touring a home should feel exciting, and it will when you know what you’re actually looking at.

The five things I’ve shared here aren’t meant to make you anxious about the process. They’re meant to give you confidence in it. When you walk into a home with a clear framework for what matters, you stop reacting emotionally to staging and start making decisions strategically.

That’s the shift that separates buyers who get lucky from buyers who get it right.

The Coachella Valley and High Desert markets move fast, and the homes that look perfect online don’t always hold up in person — and sometimes the ones that photograph just okay turn out to be the hidden gems.
